Background and Challenge

The project kicked off with Cutone & Company Consultants conducting an exhaustive evaluation of the existing BMS, which was a hybrid of Carrier packaged air conditioning systems and Daikin heat pumps. The preliminary findings revealed significant inefficiencies: numerous systems were found to be simultaneously heating and cooling, leveraging both the heat pumps and the natural gas-fired steam heat boilers. Additionally, many air conditioning units were operational beyond standard work hours, with some running 24/7.

Baseline Establisment

Approximately 35 temperature data loggers were strategically installed throughout the building to establish a baseline. This crucial step enabled the team to collect and analyze operational data, laying the groundwork for the proposed upgrades.

We utilized RC-Temperature data loggers for rapid recording of temperature data across the building. These convenient devices feature a built-in display and an integrated USB interface for seamless data acquisition, storage, and transfer to your computer.

Cutone & Company Consultants developed a bespoke algorithm to regulate the simultaneous operation of approximately 250 mutually exclusive condensing sections for daily demand limitation. During demand response events, the Building Management System (BMS) would sub-cool the building and then reset the space temperature, effectively shutting down the AC systems during the curtailment period. This algorithm enables the building to reduce its demand by over 400 kW!

“Optimum Start/Stop” is an advanced control strategy used in Building Management Systems (BMS) to enhance the energy efficiency of heating, ventilation, and air conditioning (HVAC) systems in buildings. The core objective of this strategy is to minimize energy consumption while ensuring that the building reaches the desired temperature by the start of occupancy, providing a comfortable environment for occupants. Similarly, it aims to shut down systems in an optimized manner to save energy when the building is not occupied, without compromising the indoor environment prior to the next occupancy period.

DCV dynamically adjusts the volume of outside air ventilated into a space based on the occupancy level or the concentration of carbon dioxide (CO2) and other pollutants, thereby optimizing energy use while maintaining a healthy and comfortable indoor environment.

Common area air conditioning systems are equipped with fixed outside air dampers. These dampers were allowing unconditioned air into the space, creating an unnecessary cooling or heating load on the building, which in turn increased operating costs. The Building Management System (BMS) now controls the new actuators to modulate the intake of outside air when the temperatures allow, providing free cooling during the shoulder months. This results in energy savings as no mechanical cooling is required under these conditions.

Whole Building Demand Management

Originally, HVAC systems, if not left on overnight, begin operation simultaneously at approximately 9 a.m. The EMS system restricts the number of active compressors to 80% of the connected load from 8 a.m. to 2 p.m., aiming to lower kW demand and enhance the building’s load factor. Additionally, the EMS ensures that cycling off an AC unit does not cause any space temperature to surpass 74 degrees Fahrenheit.
